WHAT CHANGES CAN I MAKE TO THE EXTERNAL APPEARANCE OF MY TOWNHOME?

All of our townhomes are pre-designed as part of a collection, ensuring the palette, materials and overall design work together to achieve a cohesive outcome. Each collection requires developer approval and on occasion, approval from the local council, and for these reasons external changes cannot be made.  

WHAT CHANGES CAN I MAKE TO THE INTERNAL APPEARANCE OF MY TOWNHOME?

You can select one of two internal colour boards that have been carefully curated by our qualified interior designer. You can view the two internal colour schemes below. You may also elect to select some upgrade items to make your home more comfortable such as a split system air conditioner or downlights. Each townhome is pre-engineered so structural changes cannot be made.

CAN I SELECT THE COLOUR PALETTE FOR MY TOWNHOME?

Yes, you can select one of two internal colour boards that have been carefully curated by our qualified interior designer.

ARE THE TOWNHOMES JOINED TOGETHER?

Unless otherwise stated, each home is constructed independently which means they have their own slab, wall and roof system.

WHAT IS INCLUDED?

Each collection of townhomes comes with a full list of inclusions for you to review. At Sienna Homes we pride ourselves on offering premium standard inclusions making your home instantly livable, such as timber look laminate flooring, high quality carpet, reconstituted stone kitchen benchtops, Elextrolux appliances, landscaping, letterbox, clothesline and remote entry garage doors. On occasion our standard inclusions vary to suit the development, so it is important that you review the development specific inclusions before purchasing.

WHAT CAN I UPGRADE?

Each collection of townhomes comes with a defined list of upgrade options. You can select any amount of upgrade options from the list. Examples of items that may be included as upgrade options are larger kitchen appliances, waterfall end panels to the kitchen benchtop, reconstituted stone benchtops to the bathrooms and ensuite, downlights and blinds. 

HOW DO I GET FINANCE?

It is important to note that we request all purchasers receive a pre-qualification from our nominated broker before proceeding to purchase. This process takes approximately 24 hours and provides both parties with the confidence to move forward. After the pre-qualification you can elect to continue with our broker or use your own appointed broker or bank lender.

WHAT IS THE DEPOSIT AMOUNT?

House

  • $2,000 holding deposit to Sienna Homes New Homes Consultant
  • Balance of 5% of house contract paid at contract signing appointment – this occurs within 14 days of holding deposit payment

Land

  • $1,000 holding deposit to Land Development Sales Consultant
  • Balance of 5% or 10% of land contract paid at contract signing appointment – this occurs within 14 days of holding deposit payment
WHAT IS THE PAYMENT SCHEDULE?

Unless otherwise stated, you will be required to pay the balance owing for the land when the land titles. Once construction commences, you will be required to make  progress payments at the following stages:

  • Base – 10%
  • Frame – 15%
  • Lockup – 35%
  • Fix – 25%
  • Final – 10%
WHEN DO I SIGN MY CONTRACTS?

Contracts are generally signed within 14 days of paying your holding deposit.

IS THERE AN OWNERS CORPORATION?

In most cases there is no owners corporation on our townhome developments. An owners corporation occurs when there is a shared, common property such as a private road or reserve.

IS MY TOWNHOME COVERED BY A WARRANTY?

Yes your townhome is covered by a 7 year structural warranty. Your home will also be protected by domestic building insurance during construction.
